Ms. Taylor Garcia, a Westlake resident herself, has been hired on as Westlake’s first Housing Assistance Program Manager! Ms. Garcia will be overseeing the HAPPY program and connecting applicants with mortgage lenders in order to help get families into Westlake homes using HAPPY funds.
Refresher: the Housing Assistance Purchasing Program Yearly (HAPPY) collects a little bit of money from each and every home sale which goes into the HAPPY fund. These funds are then used to boost up working families to make it easier and/or feasible to buy homes in Westlake. Last I knew, applicants can qualify for up to $35,000 toward down payments and closing costs. That’s not a typo.
Don’t forget that Minto gives a 3% discount to civil servants with their own Welcome Heroes® program. If you qualify for both, that is quite the deal!
Because, until now, Westlake has had no dedicated HAPPY manager, these funds have been growing and growing but not being dispersed effectively. As of November 2025, the fund had more than $4.7 million ready to spend!
Now that Ms. Garcia is on board, it is time to apply for HAPPY. Or, if you aren’t in the market yourself, make sure to let your loved ones know that HAPPY is really live this time. It’s a tremendous opportunity to break into homeownership. It’s the American dream…!
