The next Seminole Improvement District (SID) meeting is Monday September 14th, 4PM, at their new digs! SID is currently moving from their location next to 7-Eleven 1.0 to their new building immediately west of HEW Fitness. There will be a grand opening so we can all get an eyeful! My nosy a@% will be there.
1) ASSESSMENTS FOR ’26-’27 – There’s been a decrease for the second year in a row! We Pay Seminole Improvement District Non-Ad Valorem assessments directly through our taxes.
Remember that pretty incredible increase in SID assessments for the ’24-’25 fiscal year? And the decreases for much of the commercial…? Click HERE to read this 2024 article on the topic. City Manager at-the-time, Ken Cassel, said it was a one-time “rebalancing” of the assessments, and that there shouldn’t be any substantial increase for quite a while. So far that’s held true. Better yet, there have even been decreases for most of us.
These “product types” in the tables below, from 4,999-14,000 represent lot square footage for Westlake’s residential lots (residential lots less than 5,000 are included as Condo/Townhouse Unit).
I have a 65′ Minto lot, it’s 125′ long, for a total square footage of 8,125 sq. ft. So the percentage change for my assessment has been +32% (’24-’25); -2% (’25-’26); and -1% (’26-’27), as seen below.

2) PBSO CONTRACT – SID renewed their contract with PBSO for a second year. The amount due was increased 3% to $206,829 annually (i.e., $17,236 monthly or $142/hour) to have Deputy Ty Pat patrol SID’s properties, including those lakes where we aren’t allowed to fish(!).
3) BIG PARK – The finalized plans for the big park’s Phase I, where we can fish(!), going in at the northwest corner of Seminole Pratt Whitney and Sycamore are expected by the end of next week when SID will send out RFPs. See Phase I plans in item 1 HERE. So stay tuned!
As for the rest of the park, SID President Scott Massey has been pushing to keep the space mostly open, acting as “flex fields”, because he thinks, when all is said and done, open land will be at a premium.
